Gorgona sits just east of Coronado — about five minutes by car — and roughly an hour from Panama City. It is where the Pacific coast offers the most beachfront for the money: condos on the sand, ocean views from the balcony, and prices well below central Coronado, with Coronado's shops and services five minutes away.
It is also a place where knowing where to buy matters more than anywhere else on the coast. Here is how I explain Gorgona to buyers.

Where to buy in Gorgona
The beachfront strip and the Malibú area are where Gorgona has developed fastest. New condo towers and residential projects there attract both Panamanian families from the city and foreign buyers, and the established developments are well kept and have good security. That is where I recommend buyers focus.
Away from that strip, development is uneven. Some stretches of beach have also suffered from sand extraction, leaving uneven ground. None of that rules Gorgona out — it is the reason to buy with someone who knows each project.
Nueva Gorgona
Nueva Gorgona, next to Gorgona, is part of the same market: beachside, good value, and growing as new projects bring supermarkets, restaurants and services that used to exist only in Coronado.
What things cost
| Property type | Typical range |
|---|---|
| Beachfront condos (established developments) | $90,000 – $550,000 |
| Beachfront homes needing renovation | From $400,000 |
For comparable property, Gorgona and Nueva Gorgona are typically 20%–40% below central Coronado. That gap is the opportunity — and it has been narrowing as services arrive.
Condos in the oceanfront developments and the Malibú area that sold for $60,000–$80,000 five years ago are now valued at $120,000–$160,000, and development is not slowing down.
All prices are indicative market ranges and subject to change; past appreciation does not guarantee future results, and none of this is a quote. For current pricing, message Margarita on WhatsApp +507 6678-3702.

- Investors buying in established beachfront projects while the price gap with Coronado is still open.
- Retirees and remote workers who want ocean views and are happy to drive five minutes to Coronado for shopping.
